Manford Primary School

Replacement of crittal windows and installing 173 new aluminium windows and 21 fire exit doors.

Type – Door and window replacement
Project Value – £400k
Duration – 10 weeks

Manford Primary School, a 10-week project valued at £400,000 for Longley’s clients the London Borough of Redbridge Council has now completed. Managed by Sam Duggan and Alfie Longley, working with client representative Shamim Ahmed from the council and Consultant Project Lead and Technical Consultants John Rowan Partners.

The Manford School project involved the replacement of crittal windows and installing 173 new aluminium windows and 21 fire exit doors. A challenge on this project was sourcing the specific window design suitable for the building’s existing fabrication. Due to window levels being quite high Teleflex winding mechanisms were also installed. Asbestos encapsulation was also carried out and 120 meters of cladding to external soffits.

On account of Covid-19 regulations and social distancing rules, part of this work had to be conducted outside of school hours to avoid disrupting the children of key workers attending the school. When it was necessary to carry out works whilst the school was in occupation, the team were restricted to allocated areas and working out of sequence to ensure the   children and staff remained safe at all times.

Longley have built an impeccable reputation within the industry for being reactive to changing environments and unforeseen challenges on site. This ability to adapt enables them to successfully deliver projects within given timeframes, with guaranteed safety and consistently excellent standards.

Mossford Green Primary School

Mossford Green Primary School

Our works included replacement and upgrade of incoming water main, domestic water pipework and a brand new plant room.

Type – Planned preventive maintenance program (PPM)
Project Value – £650k
Duration – 16 weeks

Mossford Green Primary School was part of the planned preventive maintenance program (PPM) for the London Borough Redbridge. Our works included full plant room upgrade and boiler flue installation. Longley were originally contracted to replace the domestic water pipework, but on examination of the site the existing plant was unsuitable. A full boiler plant replacement was carried out. Suppliers used in the plant room were Remeha UK for the Qunita Ace Boilers, Grundfos for the pumps, Andrews ECOflow water heater with BMS Trinity controls. Asbestos was also discovered throughout the plantroom and Longley  arranged removal under controlled conditions via a specialist contractor. These additional works were carried out during out-of-hours in order to maintain the contract program.

Longley replaced all domestic water pipework throughout the school and an upgrade of the incoming water supply was required as the current one was insufficient for the new system. Longley installed a new water main trench and supply pipe from Thames water mains, a new BMS panel and control wiring were implemented as well as all building works and redecoration associated with facilitating the installation and all within the original contract timescales.

The school was occupied with teachers and essential key worker’s children, during the works and due to the Covid-19 regulations a reduced team onsite was necessary. Separating the trades whilst maintaining the program proved challenging to deliver within tight timescales but was achieved. Works were strategically planned with the school’s senior leadership team to avoid any risk to the pupils and staff, enabling them to attend the premises. Longley ensure strict procedures are followed by all the team and full compliance to ensure the supply chain is suitably qualified for the works.

This 16-week project valued at £650,000 was managed by Longley’s Anthony Whitty with Redbridge Council’s Project Lead Shamim Ahmed with Consultant Project Lead Michael Perschky and Technical Consultant Scott Tillsley from Ingleton Wood.

Valentines High School

Valentines High School

Type – Mechanical installation, electrical upgrades and building works.
Project Value – £1m
Duration – 20 weeks

This project at Valentines High School in Ilford was successfully awarded to Longley via competitive tender bid as part of the planned preventive maintenance program (PPM), which commenced in November 2020. Valentine’s school was one of the most extensive packages within the awarded PPM contract that consisted of 5 schools.

This involved a replacement boiler plant room, heating distribution system upgrades to the sports building, boiler flue installation, new BMS panel, control wiring to the sports hall plant room, upgrading all electrical systems, components and light fittings, as well as replacing all power and lighting to the Design and Technology block and sub mains and cabling throughout.

Whilst carrying out the essential upgrades, it became apparent that there was a major issue with the school’s incoming gas mains; Longley installed a brand-new gas main trench and supply pipe from the incoming metering cupboard to the plant room,  which was over 220m, all within the original contract period to deliver an operational heating system.

Throughout the entire project and abiding by current Covid-19 regulations, the school was occupied with teachers and essential key worker’s children. Ilford County High School

Ilford County High School

Full mechanical installation at a secondary grammar school for boys in London Borough of Redbridge

Type – Mechanical installation, refurbishment and asbestos removal
Project Value – £1m
Duration – 12 weeks

COMPLETED PROJECT:

Longley are currently working across a high volume of sites within the education sector working in some of the most prestigious schools in the country. One of our most recently completed sites is Ilford County High School, a high achieving, selective secondary grammar school for boys located in the town of Barkingside in the London Borough of Redbridge.

Building activities in schools pose a substantial risk to the health and safety of staff and pupils, especially when dealing with older buildings such as the Ilford County High School which was built in 1901. Longley have now completed the million-pound contract within the school for a full heating upgrade including 220 radiators through the school, new steel pipework, isogen insulation, mechanical installation as well as new boilers in the plant room. However, once the work commenced emergency works were discovered on the site that also had to be carried out including asbestos removal, full tanking to the plant room and screeding. The Building Management System is panned with trend controls.

The team of 42 operatives managed to complete the additional emergency work and remained within the contract time frame. Due to this level of service the school requested additional work including resurfacing works, tarmac to the front entrance and classroom refurbishments which has all been completed and signed off.
